Mortgage and home calculators
Buying, refinancing or paying off a home? These calculators cover every step, from working out what you can afford to the day you make your last payment.
Home Affordability Calculator
How much house you can afford based on your income, debts and down payment. A good place to start.
Mortgage Calculator
Your full monthly payment with property tax, homeowners insurance, PMI and HOA dues.
Rent vs. Buy Calculator
Whether buying or renting leaves you with more money after the years you plan to stay.
Refinance Calculator
Your new payment, monthly savings and how long it takes for a refinance to pay for itself.
Mortgage Payoff Calculator
How much sooner you'd be mortgage-free with extra, lump-sum or biweekly payments.
Which calculator do I need?
- Just starting to look? Begin with the home affordability calculator to set a realistic price range. Then use the rent vs. buy calculator to check that buying makes sense for how long you plan to stay.
- Comparing homes or loan offers? The mortgage calculator shows the whole monthly cost, not just principal and interest, so you can compare like for like.
- Already own a home and rates have dropped? The refinance calculator tells you whether the savings outweigh the closing costs.
- Want to be mortgage-free sooner? The mortgage payoff calculator shows exactly how much time and interest extra payments save.
Mortgage guides
- 15-year vs. 30-year mortgage: how the payment and total interest compare, and who each one suits.
- Fixed-rate vs. adjustable-rate mortgage: how ARMs work and when they can make sense.
- How to get rid of PMI: the rules for removing mortgage insurance, and how to get there sooner.
- How amortization works: why early payments are mostly interest, with examples.
Before you sign anything
Calculators help you understand your options, but the official numbers come from your lender. Within three business days of applying for a mortgage, each lender must give you a standard Loan Estimate that shows the rate, monthly payment and closing costs. Getting estimates from several lenders and comparing them side by side is one of the simplest ways to save money on a home loan.
